April 21, Fineko/abc.az. In the 1st quarter of 2026, the volume of mortgage loans in the banking sector of Azerbaijan showed decline year-on-year.
The quarterly decrease was recorded for the first time since the 2nd quarter of 2020 (then it was 0.4%).
ABC.AZ informs that this is evidenced by preliminary calculations based on bank statements.
The total mortgage portfolio in the sector amounted to 4.405 billion manats (0.23% less versus Jan-Mar 2025).
At the same time, the bank with the largest mortgage portfolio, ABB, recorded a rise of 1.1% year-on-year, and the portfolio reached 1.567 billion manats. ABB also holds 36% of this market. Among other large banks, Azər Türk Bank showed a rise of 1.5%, Rabitabank - by 0.6%. Ziraat Bank Azerbaijan also experienced relatively high growth - 3.7%, which occurred against the background of a small base.
At the same time, the decline in the mortgage portfolio was more noticeable in a number of banks. The largest reduction was recorded on AFB Bank - bank's mortgage portfolio declined by 2.5% year-on-year, to 66.9 million manats. As for Bank Respublika, the drop was 2.2% and on Bank Avrasiya - 1.9%. At the same time, Kapital Bank and Premium Bank also saw a decrease in mortgage loans at the level of 1.9%.
Among other large banks, PASHA Bank and Unibank saw a reduction in the range of 1.3–1.6%, while in Xalq Bank this indicator was fixed at 1.2%. The changes in Bank of Baku and TuranBank were minimal, and the portfolios remained practically stable.
