May 8, Fineko/abc.az. In Azerbaijan, the number of people who want to buy an apartment with a mortgage is large. But the mortgage conditions are so harsh that those who bought an apartment due to huge debts consider themselves happy.

ABC.AZ reports that a mortgage is actually supposed to make apartments affordable, but it turns out the opposite. From the moment mortgage loans are given, apartment prices skyrocket at one point. In addition, these loans are intended for those apartments for which there are statements.

The fact is that there are also many buildings in the capital without statements. Prices for such apartments sold under the contract are relatively moderate. But these apartments are not sold on a mortgage. However, the only difference between apartments sold by contract and apartments sold by statement is that it is just a piece of paper.

Since there are a lot of such buildings in the capital, citizens often cannot buy the selected apartments with a mortgage due to the lack of an extract.

Banks' attempts to reduce risks are costly for citizens. For example, multi-storey buildings have been built around the monument to Musabekov in recent years. But the prices of apartments in these buildings vary depending on the presence or absence of an extract. If apartments with an extract are offered in this area for 1,800-2,000 manats, then apartments without an extract or under a contract cost 1,500 manats.

Apartments in Yeni Guneshli are sold cheaper. Here, apartments with an extract are offered at a price of 1,300-1,400 manats, and under the contract — 1,000 manats.
