September 8, Fineko/abc.az. Over Jan-Aug 2026, 23.206 million manats of VAT were refunded to real estate buyers who paid for the purchase by wire transfer in Azerbaijan (a rise of 15% versus Jan-Aug 2025).

Who can use it: Individuals who buy residential or non-residential premises in new buildings (from VAT-paying companies engaged in housing construction).

The amount to be refunded:

30% of the VAT amount included in the value of the property (for example, 5,400 manats will be refunded to the buyer from 18,000 manats of VAT for an apartment worth 100,000 manats).

Prerequisite: Payment must be made in full in non-cash form (step-by-step payment is allowed, however, the refund process begins only after the payment of the entire amount). For apartments for which an extract (bill of sale) has already been issued, payment is made through a notary's deposit account.

Area limit: Applies to a maximum area of 500 m2 (when purchasing larger properties, the calculation is made only for a part of 500 m2).

The order of application and payment: After the payment is fully completed, it is necessary to submit an application through the electronic portal within 90 days. After confirmation, the amount will be transferred to the bank account within 30 business days.
