Loans to real estate companies plummeted

February 3, Fineko/abc.az. The volume of loans given to companies operating in the real estate sector in Azerbaijan has sharply decreased in recent years and has fallen to minimum over the past 6 years.

ABC.AZ reports with reference to the Central Bank that compared with December 2024, the volume of loans in December 2025 declined by 28.29 million manats.

As a result, a decrease of 58.41 million manats or 67.4% compared to previous year was recorded. As a whole, the numbers recorded in the last months of 2025 are the lowest since 2019.

If in December 2023 this figure was 268 million manats, then in December 2024 the loan portfolio decreased to 86.7 million manats (181.3 million manats, or nearly 67.6% less year-on-year).

The comparison covering a longer period shows that the loan portfolio, which amounted to 261.27 million manats in December 2022, reduced almost 9-fold by December 2025, reaching 232.98 million manats.
