In May 2026, Russian citizens once again secured the top spot among foreign buyers of real estate in Turkey, acquiring 268 residential properties, according to the latest data released by TurkStat. Russian nationals have consistently maintained their market leadership since April 2022.
According to ABC.AZ, Iranian citizens ranked second with 125 properties, followed by Ukrainian nationals in third place with 88 properties. In total, foreign buyers purchased 1,387 apartments and houses in Turkey, marking a 27% decline compared to the same period last year. The share of foreign transactions accounted for 1.5% of the total market volume.
Market experts note that the leadership position of Russian buyers could persist for another 1.5 to 2 years, driven by the investment attractiveness of the Turkish market, strong rental yields, and capital diversification opportunities. Additional factors driving this popularity include well-developed infrastructure, access to quality healthcare and education, and close geographical proximity to Russia.
